To enhance your experience of buying, selling or leasing a property, it’s our job as real estate professionals to provide you with as much valuable information as possible. The following is an overview of the process and what information you need to be aware of. At the bottom of this page you will find access to obtain a RENTAL APPLICATION that we will need completed.
The first steps you should do when looking to rent a property is to get your proper qualifying documents in order.
Have the required documents reviewed by me to confirm you are qualified prior to looking at properties.
No sense looking at properties you are not qualified for.
Typical factors you should be aware of include:
- INCOME: Your monthly household income total (the main applicants) should equal at least 2.5 to 3 times your monthly rent?
- CREDIT REPORT: Most Landlords would like to see Credit Scores close to or higher than 700. I will discuss with you any negative factors and what we can do about it.
A Full Credit Report from each main applicant showing your Credit Scores and history is required. Preferred sources are Equifax or TransUnion. - Pets? We all know it is illegal to refuse a tenant because of pets. Landlords opt to pre-approve pets prior or flat out do not want pets due to bad experiences. If you happen to have pets, this is something we will discuss and how to handle that in the process.
- EMPLOYMENT: Landlords require an official Letter Of Employment from each main applicant. Depending on your situation, I can suggest optional details required.
- INCOME PROOF: It is normal for us to provide at least 3 of your most recent pay stubs. This can vary depending on the Landlord.
- RENTAL APPLICATION: It is required to complete a currently used Rental Application form (** available below) and submit that with your Lease Offer.
- IDENTIFICATION: It is normal to provide Government issued picture ID such as a valid Drivers Licence or Passport.
- THIRD PARTY QUALIFYING: Some Landlords use a hired third party to review your Lease Offer for qualifying. Some Landlords may even want to meet with you prior to accepting your Offer.
